What to do when a tenant breaks a year lease?

You will probably wind up in Small Claims Court.She is responsible for lost rent and expenses to re rent the unit until you have a replacement tenant. Immediately advise her that the utilities are to be placed in her name-you do not want a person (her male friend) to have claim to the premises. Never accept a rent check from him or anyone other that the lease signer. Written communication from now on you do not want a he said she said situation in court. Good luck
